I've sold hundreds of sheds at this point, and the number one mistake people make is buying too small. They eyeball their yard, think "10×12 sounds about right," and six months later they're back asking about trading up.
Here's how to get it right the first time.
Start With What You're Storing
Don't think in square feet yet. Think in stuff:
- Riding mower + basic lawn tools? You need at least a 10×16. A riding mower alone takes up a surprising amount of floor space, and you need room to actually get it in and out without playing Tetris.
- Push mower, hand tools, seasonal stuff? An 8×12 will work, but a 10×12 gives you breathing room you'll appreciate.
- Workshop or hobby space? Start at 12×20. Once you add a workbench, tool storage, and room to actually move around, anything smaller gets cramped fast.
- Vehicle storage? That's garage territory — 12×24 minimum for a single vehicle, 20×30+ for two.
The Loft Changes Everything
This is the thing I tell almost everyone: consider a lofted barn instead of going wider.
A 10×16 lofted barn gives you the same footprint as a basic 10×16 utility shed, but the overhead loft adds roughly 50% more usable storage. Seasonal decorations, camping gear, boxes you don't need daily — it all goes up top.
The loft is especially smart if your yard is tight. You build up instead of eating more of your lawn.
